Descriptions
Term & Commencement
The lease term shall be three (3) years. The Lessee shall have the option to renew the Lease Agreement for an additional three (3) years and the rental fee will be at the market rate, mutually agreed by both parties. The Lessor shall hand over the leased premises to the Lessee with standard condition.
Rent
The rental fee is exclusive of VAT 7%. The above rental fee includes household tax.
Deposit
Three-month security deposit is required. The Lessee shall place one-month deposit with the Lessor upon the signing of this offer and the rest of two-month deposit will be placed on the date of signing of the Lease Agreement. The three-month deposit will be refunded at the end of the lease term, without interest, provided that all the Lessees covenants have been fulfilled when the Lessee has settled all expenses and has produced the receipts thereof to the Lessor. In an event that the Lessee terminates this Lease Agreement before its term, the Lessor shall have a right to forfeit the three-month security deposit from the Lessee.
Car-Parking
2 fixed spaces. The additional parking space can be requested upon availability from the Lessor or Juristic Person at the charge of Baht 2,300/space/month.
Telephones
The Lessor shall acquire telephone lines within the leased premises on their own but the Lessee shall pay to the Juristic Person of Lake Rajada Office Complex non-refundable installation charge of Baht 6,000/line excluding VAT.
Legal Fees
Each party to bear their own legal fees in connection with the lease agreement.
Assignment
The Lessee shall not assign or sublet this offer letter or subsequent lease agreements without the prior written consent from the Lessor.
Utilities Charges
The Lessee will be responsible for the cost of electricity, telephone and all other utilities supplied in the Leased premises.
The Lessee will be charged for electricity based on the amount consumed according to the meters reading at the Metropolitan Electricity Authority (MEA)s rate
Cooled water will be provided by Juristic Person open on Mondays Saturdays from 7.00 a.m. 10.00 p.m. However, the Lessee can control their A/C individually and responsible for cooled water supply as used according to the meter.
